A fire door is not just a heavier door. It’s a tested assembly, the leaf, frame, intumescent strips, cold-smoke seals, self-closer, hinges, glazing and signage all working together, tested as a set. Change one part for something that isn’t listed for use with it and the assembly’s fire performance can no longer be relied on. We supply and fit certificated doorsets, and inspect and maintain the fire doors already in buildings across Glasgow and Lanarkshire, from city-centre flats to commercial premises in the surrounding towns.

FD30 and FD60 refer to the number of minutes the doorset is tested to resist the passage of fire, 30 or 60 minutes. The rating applies to the assembly as tested, including its frame, seals and ironmongery; fitting an FD30 leaf in an untested frame, or with the wrong seals, does not give you an FD30 door. Common failures we find on inspection include gaps over 3–4mm around the leaf, missing or painted-over intumescent strips, doors propped open with wedges, damaged or disconnected self-closers, and ironmongery that isn’t listed for fire door use.

Where a building has communal fire doors, blocks of flats, HMOs, managed offices, those doors need to be included in a regular inspection programme, not just checked once. We set up a schedule appropriate to the building and the use of the doors, with a dated log kept for each one, and carry out the remedial work identified.
Fire door assemblies are specified and inspected against BS 8214:2026, the code of practice for fire door assemblies, with doorsets tested to BS EN 1634-1. Self-closing devices are specified to BS EN 1154 and hinges to BS EN 1935. New installations and material alterations meet the Building (Scotland) Regulations.
We inspect and maintain fire doors in HMOs and tenement flats in Glasgow’s West End, Southside and city centre, and in commercial and industrial buildings at Cambuslang, Hamilton and East Kilbride. We also fit certificated doorsets in new-build and refurbishment projects at business parks such as Eurocentral and Hillington Park, and run scheduled inspection rounds for landlords and FM companies with properties spread across several of these areas.
